PRICE:   $155,000 (As-Is with shop not completed).

Terrain & Vegetation:

The pasture is planted in permanent Fescue grass that is hardy to this area.  The pasture stays lush and green all summer and animals graze well in the winter.  Irrigation ditches and gates are in excellent condition. There is a small dirt riding area to the south of the house or it can be used to park equipment and trailers.

Water:

Irrigation water is provided by the Fort Sumner Irrigation District and the water for the home is provided by the Valley Water.

Livestock Operation:

Currently used to graze horses but pasture would carry several head of cattle or goats on the permanent grass.

Improvements:

The kitchen has new counter tops as well as the bathroom.  New energy efficient windows have been installed on the north, south and west sides of the home.  All windows have new 2” blinds.  The front and rear doors are new with screen doors as well.  It has new laminate flooring in the bedrooms, kitchen, dining and living room.  Appliances were installed new in October 2016 and will remain with the home; a refrigerator, stove, dishwasher, water heater and washer/dryer.  Additional insulation was installed by the previous owner.  Heated by one natural gas wall heater the house stays cozy warm in the winter.  With all the shade trees, the house stays adequately cool in the summer, with one window unit located in the center of the house.

A new pipe fence was installed across the front of the pasture with double gates to get equipment through. The barb-wire fence at the back of the property is new and the side fences have been re-worked to keep the animals in.  A new yard fence will keep your pets safe and a doggie door allows them inside out of the weather into the mud room.

The lean-to part of the old barn has been reconditioned for the animals to have a place to get out of the wind and weather and out of the pasture during watering.

A workshop has been started but, will not be finished by the present owner.  A new concrete slab is in place, most of the red-iron has been constructed and pipe on the south side for two covered stalls with runs or it can be used for additional covered parking for trailers, trucks, or anything.  Water lines are stubbed up through the slab and electric is not but a few feet away.  The new storage building will also remain with the property.  A room inside the older barn has a concrete floor which can be used for a tack room, storage or another workshop.

Wildlife:

At times as many as 20 deer have been seen on or around the property.

2017 Taxes were $520.03
