Property Type: Ranches

The Property:

220 Deeded Acres

10,133 New Mexico State Lease Acres

Terrain & Vegetation:

The Chupadera Ranch ranges from rugged mountains and canyons to just flat rolling country.  The land has many Juniper and Pinion trees over most of the ranch.  The grasses are mainly grama, galleta, blue steam, sacaton and many other species.

Water:

The ranch has one strong well at the headquarters that is piped all over the ranch.  There is a pipeline system that feeds storage tanks and drinkers on the ranch.

Livestock Operation:

The ranch will run approximately 120 head of cows and calves.  Presently the owner is enrolled in a government grazing rotation plan wherein he received $45,000 this current year and will receive $54,000 next year to rest part of the ranch.  Therefore, he is only running about 55 head currently.

Improvements:

The structure of the home is solid but will need to have some repairs to be livable.  The pipeline system and storage tanks are in good shape.

Wildlife:

The owner states that there are an abundant number of Elk and Mule Deer on the ranch.  The owner also indicates that from time-to-time Oryx have also been seen on the ranch.

Broker Notes:

This is a ranch that is a cowman’s ranch.  It is remote with about 15 miles of dirt county road to access the ranch.  The county road ends at the headquarters so there is no through traffic on the ranch.  It is very private.  The ranch is also in the Whitesands Missile Range fly over where the receive $12,000 annually to vacate the ranch when the range is in use which is not often, but extra income is always good.
