The Property:

1926+/- total acres of deeded land just East of McDonald, NM. Included in the acreage is 730 acres of irrigated land.  The irrigation is supplied by 4 pivots, that are all in good working order.

Terrain & Vegetation:

The terrain is very flat making for an operation that is easy to oversee. There are a variety of native grasses on the corners and on the non-irrigated land. Bermuda grass pasture is planted on the west 2 circles making this an excellent cattle operation. Water:

There are 17 wells on the property under two OSE File numbers; L46 and L342. The original priority on the L46 well is 1936 and the L342 priority date is 1974. The wells range in depth 128 ft. to the deepest being 280ft. The well range in pumping capacity with the average being around 350 gallons per minute. All the wells have submersible pumps. The pump into a pipeline system that ties all the pivots together. Water is not a problem.

Livestock Operation:

This farm is set up to run yearlings and or a cow/calf operation.  There are conveniently located working corrals on the property.  Also there are many locations to feed a mixed ration to either grow, straighten out or supplement the livestock.  All the circles are fenced and the corners and out ground are fenced to be able to rotate or just run different classes of cattle.  Much of the boundary has new fences with metal posts and five wire barbwire fence.

Improvements:

At the headquarters there are two homes. A newer stick-built home that has many updated improvements.  There is another older home that is in very good shape and ready to move a hand into.   Both have large carports attached.  The headquarters infrastructure includes a metal shop, horse pens with sheds and tack room, arena, round pen, 3 bay commodity barn, 3 sets of pens, large, covered hay shed.
