    IMPROVEMENTS: The Home and Farm is located in the Hondo Valley 2 miles west of San Patricio, NM. It is on a side road and below the highway. The property consists of a 3 bedroom 2.5 bath home along with a Kitchen, Den, Living Room, Utility Room, large Basement and an attached two car garage. There is a 100’x150’ metal barn with 8 enclosed stalls, tack room and feed room. It also has a set of 6 horse stalls made of concrete blocks with pipe and wire runs. A one bedroom, one bath apartment is connected to a metal two bay shop with an enclosed tool/shop storage room.

    The River:  One of the most outstanding features of this property is nearly half a mile of Hondo River frontage.  The property line is surveyed to the middle of the river.  The river is mostly fenced on both sides with you having complete access to your side of the river.  The owner hauled large rocks to place along the banks of the river to prevent erosion.

    TERRAIN AND VEGATATION:   The farm is leveled to enable flood irrigation from a pipeline system with alfalfa valves and gated pipe.  The farm is planted in permanent pasture for grazing.


    WATER: The farm has a domestic well that supplies water to the home, corrals and is used to water the lawn and trees that make this property a lovely place.  The domestic wells file number is H-1130 and is 120’ deep with an estimated yield of 50+ gpm as indicated on the original log.

      The OSE has determined that there are 43.20 acre-feet per annum of water rights on the 13.5 acres of land. The original log for the H-117 irrigation well state that it was drilled in August of 1954 to a depth of 128’.  It has 8” casing and the perforations run from 84’ to 128’.  Smith Machinery of Roswell, NM states that it was tested at 1000gpm with a draw down to 85 feet.  This would indicate that there is plenty of water in the well.

    BROKER NOTES: This property is broker owned.  The property was the dream get away of my wife’s parents who have now passed.  They owned this property for 20+ years and spent eight months of the year on the property.  My father-in-law was a perfectionist when it came to the irrigation of the farm.  He spent many hours walking and determining the best and most efficient way to water and get the best grass for the replacement heifers he took back to his ranch.  There were many places that had been let go fallow for many years, but he was able to move the water around so that today, there are great stands of grass growing.
